Do you need a building permit in Lindenwold, NJ?

Yes. New Jersey's Uniform Construction Code requires a permit before anyone constructs, enlarges, alters or demolishes a structure, or changes its use4. Lindenwold enforces that code through the borough's Department of Inspection, which includes a construction official and building, electrical and fire protection subcode officials1.

The Lindenwold Construction Office lists permits for new homes, additions, pole barns, sheds, decks and demolition, among other work8. Even a rear-yard shed in the R-1, R-1A and R-2 zones needs an application, a zoning permit and, as required, a building permit9. Ordinary maintenance is the main exception to the permit rule4.

Before a new home can be lived in, Lindenwold requires a certificate of occupancy6.

Who issues building permits in Lindenwold, and how do you reach them?

The Lindenwold Construction Office handles building permits, not Camden County. The office is at 15 N. White Horse Pike, Lindenwold NJ 08021, and its phone number is 856-783-2121 ext. 2258.

The borough code says the public may do business with the enforcing agency at borough hall at 15 North White Horse Pike, except for emergencies10. Construction code fees are set out in Chapter 150 of the borough code; we did not confirm the dollar amounts, so ask the Construction Office for the current schedule11.

New Jersey also requires that no permit be issued until all required state, county and local approvals are in place, so zoning and any septic sign-off come first12.

Does Lindenwold have zoning, and what does it mean for lot size and setbacks?

Yes. Lindenwold administers its own zoning under Chapter 365 of the borough code, and zone rules apply on top of the construction code2. Camden County does not zone land inside the borough, because New Jersey gives zoning power to municipalities rather than counties13.

The R-1 district is for single-family detached homes14. In the R-1, R-1A, R-2 and R-3 districts, impervious coverage is capped by lot size; on a lot of 5,001 to 8,000 square feet, structures may cover 25% of the lot and total impervious surface 40%15. Sheds count toward those limits15.

We could not confirm the R-1 minimum lot area, yard setbacks, building height or minimum house size for the R-1 district14. Those figures sit in a schedule attached to the zoning chapter. Ask the borough zoning officer before you buy; the borough posts a Zoning Officer Review Application.

How do septic permits work in Lindenwold?

Camden County, not the borough, oversees individual sewage disposal systems, including plan review, installation, repair and compliance certificates3. The Camden County Septic and Wells Unit is the office to call at (856) 374-606416.

New Jersey law bars a building permit for a new realty improvement until the board of health certifies the proposed water supply and sewerage facilities17. A septic system also cannot be covered until an authorized health representative inspects it18.

Many Lindenwold lots are on public sewer, though. New homes connect to the borough sewer, which requires a written permit from the borough5. We could not confirm the distance at which connection becomes mandatory, so ask the borough Sewer Department before assuming a septic system is an option. Soil data also suggests caution: none of the county's soils rate as not limited for a conventional drain field, so expect a site evaluation19.

Can you live in an RV or tiny home in Lindenwold?

We could not confirm whether Lindenwold allows long-term RV living, temporary camping or tiny homes on a private lot. Ask the Construction Office and the borough zoning officer before bringing one onto a property8.

What the state rules do say: a pop-up or premanufactured tiny home still needs a full evaluation under the construction code, and municipal zoning, utility and septic approvals are separate20. HUD manufactured homes are limited to use group R-5, single-family dwellings21.

Building a home in Lindenwold: the steps, in order

  1. Ask the borough zoning officer to confirm the zone, lot area, setbacks and coverage limits for the parcel2.
  2. Confirm sewer or septic: call the borough Sewer Department about public sewer, or the Camden County Septic and Wells Unit for an individual system516.
  3. Check whether a subdivision needs Camden County Planning Board review; all subdivisions within the county are submitted to it22.
  4. Apply for the building permit at the Lindenwold Construction Office8.
  5. Stop work for the required inspections, including the footing trench, rough plumbing and electrical, and framing23.
  6. Obtain the certificate of occupancy before moving in6. An owner who built their own home must also file an affidavit with the construction official24.

What stays with Camden County, and what to check before you buy?

Camden County handles septic systems and wells, the county Planning Board's subdivision review, and permits for work in county road right-of-way322. For land outside Lindenwold, see the Camden County page.

Before buying, confirm the zone and lot dimensions with the zoning officer, check the flood hazard rules in the borough code, and ask whether the lot is on public sewer. We could not confirm driveway, floodplain or well rules for Lindenwold, so ask the Construction Office. A driveway onto a state highway needs a state access permit25.

Camden County's effective property tax rate is 3.1%26.

Watch-outs

  • Lindenwold's R-1 minimum lot area, yard setbacks and building height sit in a schedule attached to the zoning chapter; we could not confirm them, so ask the borough zoning officer before you buy14.
  • Short-term rentals in New Jersey are largely governed by municipal ordinance, and we could not confirm Lindenwold's rule; ask the borough clerk27.
  • An owner building their own home is excepted only from builder registration, not from permits or inspections7.
