From county to parcel

A rural land due-diligence workflow

Work through these checks before making an offer.

  1. Screen the county. Compare resilience, water context, local rules, remoteness, and cost using the county pages and comparison tool.
  2. Normalize the listings. Record acreage, asking price, price per acre, setup costs, and the drive from home.
  3. Confirm legal use. Verify zoning, permits, septic, floodplain rules, driveway access, deed restrictions, and HOA covenants.
  4. Verify the ground. Obtain a boundary survey, title commitment, legal-access documentation, soil or perc testing, water-right information, nearby well logs, and hazard maps appropriate to the parcel.
  5. Visit more than once. Test the route and inspect drainage, noise, dumping, easements, seasonal access, and neighboring uses.

The county score cannot approve a parcel

A strong county can contain an unusable property, and a lower-ranked county can contain an excellent one. Scores narrow a national search; they do not prove title, access, water, septic suitability, insurability, legal occupancy, or buildability. Read the methodology and limitations, then verify the parcel with the relevant public offices and qualified local professionals before committing money.
