Does Sansom Park, Texas have zoning?

Yes. Sansom Park adopted its zoning ordinance through its City Council on November 20, 20141. The city divides its land into districts: SF-10, SF-6, SF-5, D, MF, MH, O, C, I, PD and C-T4.

In the SF-10 Single-Family Residential District, a lot needs at least 10,000 sq ft, 70 ft of width and 125 ft of depth7. A house there must be at least 1,800 sq ft, no taller than 35 ft, and cover no more than 50% of the lot6. Setbacks in SF-10 are 25 ft in front, 5 ft on an interior side, 15 ft on a corner-lot street side and 20 ft in the rear8.

Manufactured homes are regulated in the MH Manufactured Home Subdivision and Park District, which is meant for developments designated for manufactured housing parks and subdivisions5. MH areas must have, or provide for, municipal water and sewer9. We could not confirm the city's rules on RVs, tiny homes, accessory dwellings or camping; ask the Permits Department.

Do you need a building permit in Sansom Park, and who issues it?

Sansom Park's Permits Department states that a permit must be issued before construction, remodeling or repairs on a property2. Call 817-626-3791, ext. 114, to ask what work needs one2. The city also requires contractors to register with it before doing any work2.

The city has adopted the 2021 International Building Code as its building code3. Its building official must inspect a building when served with a notice requiring a visit10. The code publishes a building permit fee schedule, amended in April 202611; we did not confirm the amounts, so ask the Permits Department.

The county does not substitute for the city here. Tarrant County says it does not issue building permits for residential homes at all12.

How do septic permits work inside Sansom Park?

We could not confirm who issues septic permits inside Sansom Park city limits. The city's code lists a section titled "Permit required; inspection" for on-site sewage facilities, but we could not read its terms. Call the Permits Department at 817-626-3791, ext. 114, before you plan a septic system2.

Tarrant County's Engineering Department regulates septic systems in unincorporated Tarrant County and in specified contract cities13. Whether that covers Sansom Park is unconfirmed, so do not assume the county permit applies or does not apply until the city answers.

Building a home in Sansom Park: the steps, in order

  1. Confirm the lot's zoning district and its lot, size and setback limits with the Permits Department4.
  2. Ask the Permits Department about septic or sewer service for the address2.
  3. Hire a contractor registered with the city2.
  4. Get the building permit before work starts2.
  5. Build to the adopted 2021 International Building Code3.
  6. Call the Permits Department to schedule each inspection at least one day ahead2.

What stays with Tarrant County, and what to check before you buy

Land outside Sansom Park city limits follows different rules. Unincorporated Tarrant County has no county zoning, and the county's rules are covered on the Tarrant County page14. County figures such as the effective property tax rate of 1.8% apply to Tarrant County as a whole, not Sansom Park alone15.

The city code also has a flood damage prevention article and a short-term rental registration article, but we could not confirm what they require. Ask the Permits Department about both before you buy.

Watch-outs

  • We could not confirm the city's septic authority, certificate of occupancy rules, driveway permits or well rules; ask the Permits Department at 817-626-3791, ext. 1142.
  • The city's building permit fee schedule was amended in April 2026, so check current amounts with the city rather than older fee tables11.
  • The SF-10 figures above apply only to that district; other districts have different standards4.
