The Village of Lake Grove, New York requires a village building permit for work covered by the state Uniform Code1. The village sets its own zoning under Village Code Chapter 1752. Suffolk County has no direct zoning power3, and septic approval for a new home comes from the Suffolk County Department of Health Services4.

Does Lake Grove, NY have zoning, and what does it mean for lot size and setbacks?
The Village of Lake Grove in Suffolk County adopts and enforces its own zoning through Village Code Chapter 1752. Suffolk County itself has no direct zoning power, so the village code is the zoning that applies to a lot inside Lake Grove3.
In the B Residence 1 District, which the code schedules for single-family dwellings, a lot needs at least 20,000 square feet and 125 feet of frontage measured 40 feet back from the street line5. Lake Grove requires a front yard of at least 40 feet, subject to an average-front-yard-line rule9. Side yards must total 45 feet with no side yard under 20 feet, and the rear yard must be at least 60 feet9. Buildings may cover no more than 20% of the lot10, and may rise no higher than 35 feet or 2 1/2 stories11.
Other districts have different numbers, so confirm the district on the village zoning map before you buy.
Can you build a second home, rent short-term, or live in an RV or tiny home in Lake Grove?
Lake Grove prohibits more than one dwelling unit, or occupancy by more than one family, on property zoned for single-family use, which rules out an accessory apartment or a second house on the lot6. Renting individual rooms or renting for less than one year is also prohibited in the village7.
We could not confirm any village rule on living in an RV, camping on private land, or occupying a tiny home. The Village Building Inspector can say whether a given setup is allowed; call Village Hall before you buy8. Lake Grove is a village with its own zoning, so a rule found for another New York municipality does not carry over.
Do you need a building permit in Lake Grove, and who issues it?
Yes. Lake Grove requires a building permit from the Village before work starts or a use or occupancy changes1. The village's Code Enforcement Official administers the Uniform Code, the Energy Code and village Chapter 6512. Suffolk County does not issue building permits for private homes inside the village13.
A new dwelling needs Suffolk County Department of Health Services approval before the village issues the permit, the application must be in writing, and a foundation survey is required before work starts1. Work must stay exposed until the village inspects it14, and a certificate of occupancy or compliance is required for work done under a building permit15.
The village posts residential and commercial permit filing requirements on its online forms page8. We could not confirm the village building-permit fee schedule; ask Village Hall.
Adding or widening a driveway or an extra curb cut needs approval from the Building Inspector or Planning Board16.
How do septic permits work inside Lake Grove?
The village does not approve septic systems. The Suffolk County Department of Health Services, Office of Wastewater Management, requires a permit for a new home, and that applies to every address in the county, village or not417. Construction is approved first, then an inspection must be requested before the system is used18.
County rules favor connecting to sewers where available: all sewer connections must be approved19. Where a lot outside a sewer district uses an individual system, the county code generally calls for parcels of at least 20,000 square feet20, and new or expanded single-family homes may need an innovative or alternative system21.
About 1.2% of Suffolk County soils rate as not limited for a conventional drain field, so most lots need a site evaluation or an engineered system22.
We could not confirm a village well-permit rule. The county tests private drinking wells for a fee of $100 for approved existing wells and $350 for new construction23.
Building a home in Lake Grove: the steps, in order
- Confirm the lot's zoning district and the lot size, frontage and setbacks with the Village Building Inspector58.
- Get Suffolk County Department of Health Services approval for water supply and sewage disposal21.
- File a written building permit application with the village, with a foundation survey1.
- Get driveway or curb-cut approval from the Building Inspector or Planning Board16.
- Keep work exposed for village inspections14.
- Obtain a certificate of occupancy or compliance before moving in15.
What stays with Suffolk County, and what should you check before buying in Lake Grove?
Septic and water-supply approvals stay with Suffolk County, not the village4. A driveway that opens onto a county road needs a county Highway Work Permit24, and one on a state highway needs a New York State Department of Transportation permit25. Flood-damage rules sit in village Chapter 9226. For land outside the village, see the Suffolk County page.
Taxes are county-level figures: Suffolk County's effective property tax rate is 1.9%27, and the median bill is about $10,001 a year28.
Watch-outs
- Lake Grove prohibits rentals of less than one year and accessory apartments on single-family property, so plan income-property ideas around those limits76.
- We could not confirm whether the village allows owner-built homes, RV or tiny-home living, or a minimum dwelling size; ask the Village Building Inspector at Village Hall8.
- A statewide homeowner form (BP-1) is not available for building your own new primary or secondary residence, so do not assume an owner-builder shortcut29.

- Share of soils USDA rates "not limited" for a conventional septic drain field (SSURGO). A strict rating: the median county is about 6% and a tenth of counties are 0%, so a low figure means most lots need a site evaluation or an engineered system, not that septic is impossible.
