The City of Corinth, Mississippi adopts its own zoning and land development code, and every parcel inside city limits sits in a zoning district12. The city posts building permit applications on its permits page3. Septic permits in Alcorn County come from the Mississippi State Department of Health, not the city45. We could not confirm a citywide rule on when a home needs a permit or inspection, so call City Hall first.

Off-grid gear
Going off-grid in Corinth means bringing your own water and power. The kit we’d start with:
- Water Crystal Quest Filter any source — well, rain, or creek — to drinking-clean.
- Power Bluetti Solar generators and home battery backup for living off the grid.
- Septic Soil percolation test kit Run your own perc test before paying an engineer — the first thing a septic office asks about.
- Water Well water test kit Bacteria, nitrates, hardness — know what the well on a parcel is really pumping.

Does Corinth, Mississippi have zoning?
Yes. The Corinth Land Development Code governs land development, redevelopment, zoning, land use and subdivision inside the corporate limits of the City of Corinth1. Every parcel in the city is assigned a base zoning district, and the official zoning map is on file with the City Clerk2. Before you buy a lot, ask the city which district it is in, because the district decides what you can build.
We could not confirm the district-by-district rules for minimum lot size, setbacks, minimum home size or height, so get those from the city before you design anything. We also could not confirm a Corinth rule on tiny homes or on living in an RV on a lot inside the city; ask City Hall before you plan around either.
Manufactured homes are handled through the code's table of uses. A manufactured home park inside Corinth must be at least 4 acres and no more than 6 acres, and home lots in a park need at least 5000 square feet6.
Do you need a building permit in Corinth, and who issues it?
The City of Corinth publishes building permit applications on its permits page, including residential building, commercial building, electric and floodplain building applications3. Inside city limits, that is the office to deal with, not Alcorn County. The city says to download the application and contact it if you need help10.
We did not find a citywide rule stating exactly when a new home needs a permit or an inspection, so confirm with City Hall before you start work. Mississippi law requires counties and municipalities to adopt uniform building codes unless they opted out before November 30, 201411. Individual fee amounts were not extracted, but the city links a permit fee schedule from the same page12.
Owner-builders: Mississippi exempts owners who build on their own property for their own use, and not for sale, rent or public use, from the residential builder licensing law8. That exemption concerns contractor licensing; it does not by itself waive a local building permit13.
How do septic permits work in Corinth?
Septic is not a city permit. The Mississippi State Department of Health runs the onsite wastewater program, and Alcorn County sits in its North Region14. Department approval is required to design, build or install an individual onsite wastewater system, except under the statutory 2-acre exemption, which also requires that all wastewater stays on the lot, that no watercourse is affected and that the installer signs an affidavit4.
The certified installer must call the department 24 hours before construction to schedule an inspection15. The department's soil and site evaluation produces the Permit/Recommendation that is required to obtain a water meter16.
We could not confirm whether a given address inside Corinth is expected to connect to city sewer instead of a septic system. Ask City Hall about sewer availability for the specific lot, then contact the Division of On-Site Wastewater at17 if the lot needs its own system. Alcorn County's conventional drain-field soils rate poorly: only about 0.2% of soils are rated not limited, so expect a site evaluation and possibly an engineered system if you are off sewer18.
Building a home in Corinth: the steps, in order
- Ask the City of Corinth which zoning district the lot is in and what the Land Development Code allows there210.
- Check the FEMA flood maps; land in the 100-year floodplain falls under the city's floodplain ordinance9.
- If you are dividing land, expect subdivision review: the code requires compliance with its standards and approval process for any division of land, and it lists a pre-application conference, a preliminary application and a final application7.
- Ask City Hall whether sewer reaches the lot. If not, apply to the Mississippi State Department of Health for a site evaluation and septic approval417.
- Download and file the residential building application from the city permits page3.
- If you are building the home yourself, confirm the owner-builder exemption conditions before you start8.
What stays with Alcorn County, and what to check before you buy
The city's rules apply inside Corinth. For land outside city limits, see the Alcorn County page; city zoning and permit offices do not cover unincorporated land.
Septic approval and water-meter recommendations come from the state health department for every address in Alcorn County516. A driveway onto a state highway needs a Mississippi Department of Transportation permit19. Inside Corinth, driveways and curb cuts in commercial or industrial districts need plan approval before the building permit issues20.
Alcorn County's effective property tax rate is 0.6% and the median property tax bill is $788 a year2122. The nearest city of 100,000 or more is about 79 miles from the county center23.
Watch-outs
- We could not confirm when Corinth requires a building permit or inspection for a new home; call City Hall at 662-286-6644 before you start work10.
- Minimum lot size, setbacks and minimum home size depend on the zoning district and were not confirmed; ask the city which district your lot is in2.
- Septic rules inside city limits were not confirmed beyond the state program; ask the Mississippi State Department of Health and City Hall whether your lot connects to sewer4.

- Share of soils USDA rates "not limited" for a conventional septic drain field (SSURGO). A strict rating: the median county is about 6% and a tenth of counties are 0%, so a low figure means most lots need a site evaluation or an engineered system, not that septic is impossible.
