Does Loganville, GA have zoning, and what does it mean for lot size and setbacks?

Yes. Loganville's city code has a zoning chapter that sets residential districts including R-44, R-22, R-16, MHP and LI1. The city's Planning and Development page publishes a zoning map and the zoning ordinance2. We did not review the full district list, so confirm your parcel's district there before you buy5.

The three single-family districts differ sharply. R-44 needs 44,000 square feet per lot11, R-22 needs 22,00012, and R-16 needs 16,00013. In R-44 the side yard is at least 30 feet and the rear yard at least 60 feet14; R-22 asks for 20 and 40 feet15. Each of the three allows up to 3 stories16. Accessory buildings go in the rear yard only, at least 10 feet from any property line14.

Do you need a building permit in Loganville, and who issues it?

Inside Loganville city limits, building permits run through the city's Planning and Development office, which posts a building permit application and an inspection checklist2. We could not confirm the city's building code adoption, fee schedule or inspection steps from the city code, so call the office before you plan a budget or a schedule.

The Walton County rules you may see online, including its building permit packet, apply to unincorporated land17. Georgia does not require a license to build your own home, but the state says owners must still follow local codes, permits and inspections10.

How do septic permits work in Loganville?

The city does not issue septic permits. Georgia requires a construction permit from the county health department before any onsite sewage system is installed, repaired or replaced4. Loganville lies in Walton and Gwinnett counties, so which county's health department handles a given lot depends on which side of the county line it sits on. We could not confirm that from an official page, so ask the health department for the county where your parcel is recorded.

Many Loganville lots are described as served by public water and sewer, but we did not find a rule requiring connection18. Ask Loganville Planning and Development whether sewer reaches your lot before you plan a septic field2.

Can you live in an RV or tiny home in Loganville?

An RV cannot be a home on a residential lot in Loganville. The city code says travel trailers, motor coaches and similar equipment may not be used for living, sleeping or housekeeping on a residential lot or in any location not approved for such use3. Such equipment may be parked only in a side or rear yard, a carport or an enclosed building3. Overnight camping is also unlawful in city parks19.

Tiny homes are not addressed by name in the code we reviewed7. The heated-floor-area minimums of 1,800 square feet in R-44, 1,600 in R-22 and 1,400 in R-16 rule out very small homes in those districts789. Manufactured homes are confined to the MHP district, which requires at least 910 square feet of floor area6.

Building a home in Loganville: the steps, in order

  1. Confirm your parcel is inside Loganville city limits and which district it sits in, using the zoning map from Planning and Development2.
  2. Check lot area, setbacks and minimum floor area for that district12.
  3. Check the floodplain: Loganville's code does not allow new principal buildings inside the floodplain limits20.
  4. Settle water and sewer: ask the city whether public sewer is available, otherwise apply for a septic permit through the county health department4.
  5. Ask Planning and Development which permits and inspections apply to your project2.
  6. If your driveway meets a state highway, expect a state driveway permit21.

What stays with the county, and what to check before you buy near Loganville

The county's rules cover land outside the city. Unincorporated Walton County has its own zoning ordinance, which does not apply inside municipal limits17. If your parcel lies outside Loganville, use the Walton County page instead.

Before buying, verify the parcel's city limit status, its district, flood status and sewer availability. Walton County's typical home value is about $391,753 and its effective property tax rate is about 0.8%2223.

Watch-outs

  • Loganville lies in both Walton and Gwinnett counties, and we could not confirm which county health department handles septic permits for a given lot, so ask before you rely on either county's rules24.
  • We could not confirm the city's building code adoption, building permit fees or owner-builder rules from the city code; call Loganville Planning and Development before you budget2.
  • Residential districts exclude mobile homes, so a manufactured home on an ordinary residential lot is not allowed6.
