Do you need a building permit in Nahunta, Georgia?

Yes. Nahunta's city code requires permits for construction and for installing or relocating conventional or manufactured homes inside the city1. Starting work before the permit is issued adds a penalty of 100 percent of the usual permit fee on top of the fees1.

Before anyone moves in, Nahunta also requires a certificate of occupancy for any conventional or manufactured home used as a residence2.

Georgia does not require an owner to hold a contractor license to build their own home, but that exemption does not waive local permits, inspections or zoning10. Georgia's mandatory state building codes apply to any structure built in the state whether or not the local government enforces them11.

Who issues building permits in Nahunta, and how do you reach them?

Nahunta's code requires the permit but, in the sections we reviewed, does not name the office that issues building permits, and we could not confirm a fee schedule or application process for the city. Ask Nahunta City Hall which office issues building permits inside city limits before you draw plans.

Do not assume the county counter handles a city lot. Brantley County Planning & Building publishes the county's checklists, and its rules cover unincorporated Brantley County1213. If your land is outside Nahunta's limits, use the Brantley County page for those rules.

Septic is the exception that clearly sits with the county: see below.

Does Nahunta have zoning, and what does it mean for RVs, tiny homes and lot size?

Nahunta's code refers to an existing city zoning ordinance, so the city appears to zone6. We could not retrieve the ordinance, so district names, setbacks, lot coverage and building height inside Nahunta are unconfirmed; ask City Hall for the zoning map and ordinance.

Separate from zoning districts, Chapter 16 of the city code sets citywide standards:

  • RVs: it is unlawful to occupy a travel trailer, recreational vehicle or any structure not manufactured as a permanent residential space as a residence inside the city3.
  • Tiny homes: it is unlawful to live in a tiny home, defined as a single-family home under 400 square feet excluding loft space4.
  • Minimum home size: 800 square feet excluding loft space for site-built structures8.
  • Minimum lot size: 0.75 acres per single residence, with exceptions the city council can grant9.
  • Mobile homes: at least 14 feet wide and 40 feet long, with a building permit for each home installed or relocated14.

How do septic permits work inside Nahunta?

Septic is a county matter even inside city limits. Nahunta's code requires a permit from the county board of health before any septic tank and drain field construction, and an inspection by the board's representative after construction and before the system is covered with earth57. Contact the15 at (855) 473-4374.

The county health office must find the site suitable on absorption rates, soil, groundwater and rock before it issues a construction permit16. Brantley County's soils matter here: the USDA rates 0% of the county's soils as not limited for a conventional drain field, so expect a site evaluation and possibly an engineered system17.

If your lot is within 200 feet of a public sewer line, Nahunta requires you to connect to it18.

Can you live in an RV or tiny home in Nahunta?

No, not as a residence inside city limits. Nahunta makes it unlawful to occupy a travel trailer or recreational vehicle as a residence3, and unlawful to live in a tiny home as the city defines one4. Camping is also prohibited in any park the city owns19.

The city code reviewed does not address camping on private land, so ask City Hall before parking an RV on a lot for any length of time. Outside city limits the rules differ: the Brantley County page covers unincorporated land.

Building a home in Nahunta: the steps, in order

  1. Ask Nahunta City Hall for the zoning district of your lot, the zoning ordinance, and which office issues building permits.
  2. Check the citywide standards: 800 square feet minimum for a site-built home and 0.75 acres per residence unless an exception applies89.
  3. If a public sewer line is within 200 feet, plan to connect18. Otherwise apply to the county board of health for a septic permit before construction5.
  4. Get the city building permit before starting work to avoid the 100 percent penalty1.
  5. Get the septic inspection before the system is covered7.
  6. Obtain the certificate of occupancy before anyone lives in the home2.

What stays with Brantley County, and what to check before you buy in Nahunta

Septic permits and inspections stay with the county board of health, and a private well starts with the licensed well contractor notifying the county health department before drilling20. We could not confirm a well rule specific to Nahunta's city code.

Check the lot's flood status and driveway access with City Hall; we did not find city rules on either. A driveway that meets a state highway needs a permit from the Georgia DOT district office21.

On costs, Brantley County's effective property tax rate is 1.1%22, and the nearest city of 100,000 or more is about 62 miles away23. For land outside city limits, see the Brantley County page.

Watch-outs

  • We could not confirm which office issues building permits inside Nahunta or what they cost; ask Nahunta City Hall before you buy or build1.
  • The city's zoning ordinance and district map were not available to us, so setbacks, lot coverage and height inside Nahunta are unconfirmed6.
  • Living in an RV or a tiny home inside Nahunta is unlawful, even temporarily while you build34.
  • Brantley County's land use rules apply only to unincorporated land, so county answers do not carry into Nahunta13.
