Does North Redington Beach, FL have zoning, and what does it mean for RVs, lot size and setbacks?

Yes. The Town of North Redington Beach zones its own land in Chapter 98 of the town code, with RS-150, RS-60, RM-15, CT, CL, PO and AL districts1. The town has no agricultural district among them11.

In the RS-150 single-family district, the minimum lot is 15,000 square feet, 90 feet wide and 100 feet deep8. Setbacks there are 25 feet front, 10 feet side and 25 feet rear12, at least 50 percent of the lot must stay pervious13, and a house needs at least 1,400 square feet of floor area6.

In RS-60, the minimum lot is 6,000 square feet, 60 feet wide and 100 feet deep9. Setbacks are 20 feet front, 7.5 feet side and 25 feet rear14, impervious surface may not exceed 70 percent15, and a house needs at least 1,000 square feet7. Rules for tiny homes, manufactured homes and accessory dwellings were not located in the town code we reviewed; ask SafeBuilt before you plan one.

Do you need a building permit in North Redington Beach, and who issues it?

Building permits inside North Redington Beach come from SafeBuilt, a firm the town contracts to issue building permits, conduct inspections and enforce building and zoning codes2. Florida applies one statewide building code, the Florida Building Code, 8th Edition (2023)16.

Florida lets an owner act as their own contractor on a one-family or two-family home they will occupy, but the owner still has to obtain the permit and personally sign the application10. Confirm the town's own owner-builder steps with SafeBuilt. We could not confirm the town's permit fee schedule or application process, so ask SafeBuilt at (727) 202-68252.

The town's building-permit office is not Pinellas County's. The county's building department serves unincorporated land only17.

How do septic permits work inside North Redington Beach?

Mostly they do not, because the town bans septic tanks. The town code prohibits septic tanks, cesspools, open sewers and similar outlets3. Any parcel with a building that abuts a street or easement with a sewer connection, or sits within 100 yards of the town sewer and can connect, must connect to it, and the owner pays the charges and fees5.

The town's service providers page says the Pinellas County Public Utilities Department provides sewer service18. For septic questions in the rest of Pinellas County, the Florida Department of Health in Pinellas County handles septic permitting and inspections19. We could not confirm any septic or well permit process inside the town; ask Town Hall at (727) 391-484820.

Can you live in an RV or tiny home in North Redington Beach?

No. The town code makes it unlawful to occupy or use a recreational vehicle for habitation or living purposes on public or private property4. Parking an RV outside an enclosed garage takes a town clerk permit, limited to 14 days cumulative in any six-month period, and only one RV, boat or trailer may be parked at a time4. No RV may park on any street4.

Camping in town parks is allowed only where the town specifically authorizes it21. We found no tiny-home provision in the town code, so treat a tiny home on wheels as an RV under the habitation ban and ask SafeBuilt before buying.

Building a home in North Redington Beach: the steps, in order

  1. Confirm the lot's district (RS-150, RS-60 and others) on the town's zoning map, and check the minimum lot size and house size for that district11.
  2. Check that the lot meets the setback and pervious or impervious surface limits14.
  3. Confirm sewer: the parcel must connect to the town sewer if it abuts a sewer line or sits within 100 yards of one5.
  4. Apply for the building permit through SafeBuilt2.
  5. Build to the Florida Building Code and schedule inspections with SafeBuilt162.
  6. Ask SafeBuilt about the certificate of occupancy; we could not confirm the town's own process.
