Does the Town of Limon have zoning, and what does it mean for lot size and setbacks?

Yes. The Town of Limon, Colorado adopts its own zoning in the town Land Development Code, and that zoning governs land inside town limits only1. The published schedules list residential districts E-R, R-1, R-2, R-3, R-4 and R-MH, plus commercial, industrial and open-space districts4.

Rules differ by district. In the R-1 district, the minimum lot is 7000 square feet, the minimum dwelling is 1,000 square feet and the front setback on a local street is 20 feet61011. In the E-R district, the minimum lot is 43,560 square feet, which is one acre, the minimum dwelling is 1,200 square feet and the front setback on a local street is 25 feet71213. Maximum building height is 40 feet in R-1 and 50 feet in E-R1415.

These figures come from the 2017 print of the code, and the town adopted a newer municipal code in 2024 that may change them, so confirm the current numbers with Town Hall before you design anything1.

Do you need a building permit in the Town of Limon, and who issues it?

Inside town limits, the Town of Limon Building Department is the office to start with. Its page posts a permit application, a building permit fee schedule and plan submittal requirements2. The town's municipal code includes a Uniform Building Code chapter, though we could not confirm which edition the town has adopted5. The town's staff list also includes a building inspector and code enforcement contact16.

We did not confirm whether an owner-builder is exempt from the town's permit rules or whether a certificate of occupancy is required, so ask Town Hall.

The town's rules stop at its boundary. For the unincorporated section of Limon and the rest of the county, the Lincoln County Land Use Office issues building permits3. A buyer with an address near the edge of town should confirm which side of the line the parcel sits on before applying.

How do septic permits work in the Town of Limon?

We could not confirm whether septic systems are allowed inside Limon town limits, or who permits them there. The town's code index lists water and sewer chapters, and we did not confirm whether a new home must connect to town sewer.

Colorado law does set the baseline. Constructing or altering an on-site wastewater system requires a permit8, and every local board of health adopts its own detailed rules for those systems17. A building permit for a structure not served by a sewage treatment works waits on that septic permit18.

For a lot that town sewer does not reach, call Lincoln County Public Health at19 and Limon Town Hall at16 to find out which one permits the system. County soils data show that only about 47% of Lincoln County soils rate as not limited for a conventional drain field, so expect a site evaluation20.

Can you live in an RV or tiny home in the Town of Limon?

We could not confirm Limon's rules for living in an RV on a lot inside town limits. The town's zoning use tables decide that question district by district, and we did not confirm what they say, so ask Town Hall before you park a camper on a lot1.

For tiny homes, Colorado's Division of Housing approves tiny homes for long-term living, but each unit must satisfy local zoning requirements where it is installed9. Manufactured homes can be installed anywhere in Colorado where local zoning allows it21. Limon's schedule includes an R-MH district, so manufactured homes have a designated place in the zoning map4.

A statewide rule on camping in state parks does not answer whether you can live in an RV on your own lot.

Building a home in the Town of Limon: the steps, in order

  1. Confirm the lot is inside Limon town limits, not the unincorporated section of Limon, which falls to the county3.
  2. Ask Town Hall which zoning district the lot is in, and check lot size, dwelling size, height and setbacks for that district4.
  3. If you are dividing land, expect the town's subdivision rules to apply22.
  4. Get the permit application and fee schedule from the Building Department2.
  5. Settle sewer or septic before you buy and again before you apply18.
  6. If you drill a well, Colorado requires a well permit for every new well that diverts groundwater23.
  7. If the property fronts a state highway, a state access permit is required for a direct driveway24.

What stays with Lincoln County, and what to check before you buy near Limon

Land outside Limon's boundary answers to Lincoln County. For unincorporated land, Lincoln County is zoned agricultural, a conforming lot is 160 acres, and a smaller lot needs a special development permit25. Those county rules do not apply inside Limon. Before you buy, check these:

  • Which authority covers the parcel: the town or the county3.
  • Septic or sewer, and who permits it8.

  • Taxes: Lincoln County's effective property tax rate is 0.4%27.
  • Climate: Lincoln County averages 14.6 inches of precipitation a year28.

Watch-outs

  • The zoning figures we found come from the 2017 print of the town's code, and the town adopted a newer municipal code in 2024 that may have changed them1.
  • We could not confirm septic permits, sewer connection, RV rules, ADU rules or permit fees inside Limon; ask Town Hall and Lincoln County Public Health before you commit to a lot1619.
  • The unincorporated section of Limon is handled by the county, not the town, so check which side of the boundary a parcel sits on3.
