Does Crested Butte, Colorado have zoning?
Yes. The Town of Crested Butte administers its own zoning through a Board of Zoning and Architectural Review1, and the town code publishes residential and other districts such as R1A, R1D, R1E, R1F, R2, A-O, B2 and B310. Gunnison County, by contrast, says it has no zoning at all2, so the county's rules do not apply inside town limits.
Rules change district by district. In R1A, the minimum lot is 43,560 square feet, the minimum width is 200 feet, and front, side and rear yards must each be 50 feet611. In R1D, the minimum lot is 9,376 square feet and the front yard is 20 feet1213. In R1E and R2, the minimum lot is 5,000 square feet1415. In the A-O Agriculture-Open district, the minimum lot is 10 acres, and setbacks are set case by case through conditional approval1617.
Find your parcel's district before you buy. We could not confirm town rules on building height or lot coverage, so ask the planning office.
How big does a house have to be in Crested Butte?
Minimum floor areas depend on the zoning district. In R1A, the principal building must have at least 1,000 square feet of floor area, and an accessory building at least 400 square feet18. In the R1D, R1E and R1F districts, each residential unit needs at least 400 square feet71920.
A small home or tiny home therefore fits in some Crested Butte districts and not others. Colorado's Division of Housing approves tiny homes for long-term living, but a unit must still satisfy local zoning requirements21. We could not confirm the town's separate rules for tiny homes or manufactured homes, so ask the planning office before ordering a unit.
Do you need a building permit in Crested Butte, and who issues it?
The Town of Crested Butte issues its own building permits. The town runs online permitting and payment through CloudPermit, and architects, designers, contractors and owners acting as their own general contractor register there first3. The town's separate driveway and walkway application covers site work in the town right of way, and the same page lists a floodplain development permit3.
Gunnison County's building permit rules cover unincorporated land only22. A parcel outside town limits goes to Gunnison County instead, and a county permit is not a substitute for a town permit inside the limits.
We could not confirm which projects the town's code exempts from a building permit, or its fees. Contact the town planning office at the number listed below for current requirements.
How do septic permits work inside Crested Butte?
We could not confirm whether the town or Gunnison County handles septic permits inside Crested Butte town limits. Gunnison County's Environmental Health office administers on-site wastewater rules in the unincorporated areas5, and the county's page says Pitkin and Marble have their own regulations23. Crested Butte is not named there.
Colorado law requires a permit from the local public health agency to build, alter or install an on-site wastewater system24. Where a building is not served by a sewage treatment works, that agency must issue the permit before building construction or remodeling is approved25.
Call the town planning office and Gunnison County Environmental Health4 before you assume a lot can use a septic system or a sewer connection.
Can you live in an RV or camp on private land in Crested Butte?
Overnight camping is prohibited on town-owned property8. For private land, the town describes a limited workforce program: seasonal tent camping behind a privacy fence on side or rear yards of residentially zoned lots between May 1st and October 31st, and seasonal occupancy of town-permitted transient mobile homes in the same window3. The town charges no fee but requires a private property camping permit application sent to [email protected]3.
The page frames this as housing for the local workforce. We could not confirm a general rule for full-time RV living on private land in town. Gunnison County's 14-day camping rule applies to unincorporated parcels, not to land inside town limits26.
Building a home in Crested Butte: the steps, in order
- Confirm the lot's zoning district in the town code and check its minimum lot, floor area and setbacks10.
- Ask the planning office whether the lot is in a regulated floodplain; development there needs a town floodplain development permit9.
- Settle sewer or septic with the town and Gunnison County Environmental Health4.
- Register on CloudPermit and submit the building permit application and, if you are not the owner, the limited power of attorney form3.
- File the driveway and walkway application for any work in the town right of way3.
- If the lot touches a state highway, a Colorado Department of Transportation access permit applies for direct access27.
Wells are separate: every new Colorado well that diverts groundwater needs a state well permit28.
What stays with Gunnison County, and what to check before you buy
Gunnison County's rules apply to unincorporated land, not inside town limits. The county's land use rules, including its 35-acre general minimum lot size, apply outside the town29. For acreage outside Crested Butte, see the Gunnison County page.
County-level figures help with context: Gunnison County's typical home value is about $725,00030, and its effective property tax rate is 0.3%31. Only about 1.6% of county soils rate as not limited for a conventional septic drain field, so expect a site evaluation or an engineered system on any lot without sewer32.
Flood-prone lots, septic and sewer, and your zoning district are the three checks that change what you can build.
Watch-outs
- We could not confirm who issues septic permits inside Crested Butte town limits; call the town planning office and Gunnison County Environmental Health before closing on a lot4.
- Gunnison County's building permit and camping rules apply to unincorporated land, so county pages do not answer questions about a lot inside Crested Butte22.
- Zoning districts set very different lot sizes, from 5,000 square feet in R1E to 10 acres in A-O, so confirm the district before you assume a lot is buildable1416.
- We could not confirm the town's rules on building height, lot coverage, building permit fees or an owner-builder exemption; ask the town planning office3.

- Share of soils USDA rates "not limited" for a conventional septic drain field (SSURGO). A strict rating: the median county is about 6% and a tenth of counties are 0%, so a low figure means most lots need a site evaluation or an engineered system, not that septic is impossible.
