The City of Weed, California has its own zoning districts and adopted the 2025 California Building Standards Code, so projects inside city limits follow city rules, not Siskiyou County's12. Living in an RV or trailer inside Weed is unlawful outside a mobile home park3. We could not confirm which city office issues building permits or who permits septic systems inside the city, so ask Weed City Hall and Siskiyou County Environmental Health.

Does Weed, California have zoning, and what does it mean for RVs and lot size?
Yes. The City of Weed, in Siskiyou County, divides the city into zoning districts through its own code1. The districts are R-1, R-R, R-2, R-3, R-4, C-1, C-2, C-M, M, P-D, U and OS, with boundaries on the Zoning Map kept by the city clerk4.
Lot size depends on the district. In the Rural Residential Agricultural (R-R) district, the minimum lot size is five acres6. We have not confirmed lot sizes, setbacks or height limits for the other residential districts, so ask the city's planning staff about a specific parcel before you buy.
Accessory dwelling units that meet the city's standards are allowed, and one that does not can still be approved with an administrative use permit5. We found no tiny-home provision in the city code we reviewed, so ask the city how a tiny home would be classified.
Do you need a building permit in Weed, and who issues it?
Weed has adopted the 2025 California Building Standards Code, Title 24, by reference for construction inside the city2. That is the code a project inside Weed is built to.
We could not confirm which city office takes building permit applications, what inspections it requires, or what the fees are, and we found no owner-builder exemption in the city code. Call Weed City Hall and ask for the building and planning counter. Do not assume the Siskiyou County Building Division handles an address inside city limits: that office serves unincorporated land.
If the lot is in a FEMA flood zone, Weed's floodplain chapter adds elevation rules, and an engineer or surveyor must certify the elevation10.
How do septic permits work inside Weed?
We could not confirm who permits septic systems inside Weed city limits. The city code sections we reviewed only address septic hauling into city sewers, not septic permits.
Outside the city, Siskiyou County's Environmental Health Division reviews, permits and inspects individual sewage disposal systems, water wells and water systems9. Ask that office, at 530-842-820011, whether a lot inside Weed can use a septic system or must connect to city sewer.
Siskiyou County-wide, only 6% of soils rate as not limited for a conventional drain field12, so expect a site evaluation or an engineered system on a lot that is not sewered.
Can you live in an RV or tiny home in Weed?
Generally not on an ordinary lot. Weed's code makes it unlawful to occupy, live in or sleep in a mobile home, trailer coach, travel trailer or camp car inside the city, except in a mobile home park authorized under the state Health and Safety Code3. The code presumes a trailer is being used as living quarters if it is connected to electricity, gas, water or sewage disposal3.
Camping in a city park or recreational area requires the written permission of the director13.
The rules for living in an RV on your own land while you build, which unincorporated Siskiyou County limits to temporary use14, do not carry into city limits. Land outside Weed follows Siskiyou County's rules.
What are the steps to build a home in Weed, in order?
- Pull the parcel's zoning district from the Zoning Map at Weed City Hall and confirm the use is allowed there4.
- Ask the city whether the lot has city water and sewer service, and whether a private well or septic system is allowed. A private well needs a city permit on top of other agencies' permits7.
- Check the flood zone; if the lot is in one, plan for the floodplain elevation rules10.
- Apply for building permits through the city office that Weed City Hall names, and design to the 2025 California Building Standards Code2.
- Do not plan to live in an RV on the lot during construction3.
- If you plan a vacation rental, the city requires a permit and a business license first8.
What stays with Siskiyou County, and what should you check before you buy in Weed?

- Share of soils USDA rates "not limited" for a conventional septic drain field (SSURGO). A strict rating: the median county is about 6% and a tenth of counties are 0%, so a low figure means most lots need a site evaluation or an engineered system, not that septic is impossible.
