Fort Jones, California sets its own zoning and requires a building permit to place a manufactured home inside town limits1. R-1 single-family lots start at 6,000 square feet2. Septic permits come from Siskiyou County Environmental Health, not the town3. We could not confirm town rules on owner-builders, tiny homes or fees, so Town Hall is the first call.

Does Fort Jones have zoning, and what does it mean for lot size and setbacks?
Fort Jones zones residential land into districts, and the numbers change by district. In the R-1 district, a single-family lot needs at least 6,000 square feet for an interior lot and 7,200 square feet for a corner lot2. R-1 caps lot coverage at 40 percent9 and building height at 35 feet10. In the R-3 district, single-family or duplex lots need 6,000 square feet4, with coverage up to 60 percent11 and the same 35-foot height limit12.
Manufactured homes are allowed on individual lots in residential zones, as residential use only, on a permanent foundation13. We could not confirm whether the town sets a minimum dwelling size, so ask Town Hall.
Do you need a building permit in Fort Jones, and who issues it?
Fort Jones requires a building permit to place a manufactured home inside town limits1. The Town Code ties that permit to the building codes plus foundation, snow-load, wind-load, manufacturer-instruction and sewer and water conditions1. Existing-space accessory dwelling units are also approved ministerially with a building permit7.
For other construction, Siskiyou County Building Division says it routes applications to the partner town of Fort Jones for review14, and the county states that in Fort Jones the same reviews are done by the town15. We could not confirm which office issues and inspects permits for a new site-built house, or what the town charges, so ask Town Hall at (530) 468-2281 before you draw plans16.
How do septic permits work inside Fort Jones?
Septic permits for Siskiyou County come from the county's Environmental Health Division, which reviews, permits and inspects individual sewage disposal systems, wells and water systems3. A septic permit is required to install, repair or alter an individual sewage disposal system17, and a final inspection is required at completion18. Environmental Health is at 530-842-820019.
Inside town limits, the Town Code requires manufactured homes used as residences to connect to town sewer and water at the owner's expense5. For a lot where town sewer is not available, or any other home, we could not confirm whether a septic system is allowed; ask Town Hall and Environmental Health together before you buy.
Can you live in an RV or tiny home in Fort Jones?
Fort Jones regulates RV stays in its manufactured-home and RV park: a space with total hook-up capacity (sewer, water and electricity) allows no more than 90 days in any 12-month period, and a space with less than full hook-ups allows no more than 21 days6. The park manager must keep an occupancy log, and the town council may issue a special occupancy permit for longer stays6.
We could not confirm whether Fort Jones allows living in an RV on an ordinary residential lot. California's general rule is that RVs are not intended as permanent dwellings and generally may be occupied only in mobilehome or special occupancy parks unless a local ordinance allows otherwise20. No town provision for tiny homes as a separate category turned up. State guidance says a tiny home can be occupied only if it is approved as a manufactured home, a code-compliant house, factory-built housing, an RV, a park trailer or a camping cabin21.
Can you add an accessory dwelling unit in Fort Jones?
Fort Jones allows ADUs and junior ADUs7. An ADU built inside existing space, such as a garage or the main house, is approved ministerially with a building permit when it meets building and safety codes and has independent exterior access7. A new detached ADU is limited to 1,200 square feet and a junior ADU to 500 square feet7. Existing-space ADUs may be rented for a term of up to one year, renewable without limit7. California ADU law requires the permitting agency to tell you within 15 business days whether your application is complete22.
Building a home in Fort Jones: the steps, in order
- Call Fort Jones Town Hall at (530) 468-2281 to confirm your parcel's zoning district and which office issues building permits16.
- Check lot size and coverage against your district: 6,000 square feet minimum in R-1 or R-324.
- Ask Siskiyou County Environmental Health about sewer, septic and wells3.
- Apply for the building permit; a manufactured home needs one before placement1.
- Connect to town sewer and water if you are placing a manufactured home5.
- If you act as your own builder, remember that California's owner-builder rule covers contractor licensing only and does not by itself waive building permits8.
