Chickasaw, Alabama (Mobile County) has its own zoning, with district-specific use and lot rules for land inside city limits1. The city also adopts its own building codes and runs a building department23. Septic is not the city's call to make: sewer connection is mandatory where city sewer is available4, and Mobile County septic permits come from the Mobile County Health Department5.

Does Chickasaw, Alabama have zoning, and what does it mean for RVs, tiny homes, lot size and setbacks?
Yes. Land inside Chickasaw city limits is zoned, and the rules differ by district16. The city's R-1 Single-Family Residential District requires lots of 11,000 square feet with 75 feet of width at the front building setback line9. R-1 setbacks are 25 feet in front, 10 feet on the side and 35 feet at the rear, with 20 feet on a corner-lot side11. Buildings in R-1 are limited to 35 feet or three stories12, and lot coverage to 40 percent13.
RVs cannot be lived in: no transient recreational vehicle may be used for habitable use in any Chickasaw zoning district7. Manufactured homes are allowed only in R-2 or R-3 and only after planning-commission review8. Attached garage apartments are allowed as accessory uses in R-214. We could not confirm any tiny-home-specific rule or a minimum dwelling size; ask the building department.
Do you need a building permit in Chickasaw, and who issues it?
Yes. The City of Chickasaw Building Department states that permits are required for general building work and for gas, plumbing, electrical or HVAC work, and that work cannot begin until a permit is issued3. The city has adopted building codes by reference2, and electrical work without a city permit is unlawful15. Development in a flood area also needs a development permit before work starts16.
These are the city's permits for land inside Chickasaw. Outside city limits, Mobile County Inspection Services handles building permits for unincorporated land, so see the Mobile County page for that. We could not confirm a current city permit fee schedule, inspection schedule or certificate-of-occupancy rule; call the building department.
How do septic permits work inside Chickasaw?
Most Chickasaw lots are expected to use city sewer. Lots and developments must connect to public or community water and sewer where those systems border the lot or are reasonably available and have capacity; otherwise lots must meet the health department's minimum size for on-site wells or septic17. Owners of buildings must connect to the municipal sanitary sewer once it is made available4.
Where a septic system is allowed, Mobile County septic permits are issued through the Mobile County Health Department's Onsite Sewage division, with a residential application and inspection fee of $2005. Alabama requires a permit for a new or repaired onsite system wherever there is no public sewer18. The city code does not say which office administers septic inside city limits, so confirm with the Health Department before you rely on a septic system.
Can you live in an RV or tiny home in Chickasaw?
Not in an RV. Chickasaw bars habitable use of transient RVs, travel trailers, campers and motor homes in every zoning district7. RV parks are separate and are allowed only in the WW and TC districts with planning-commission approval7. Outdoor camping sites are a permitted use in the Tourist Conservation (TC) district19. We could not confirm any official rule on tiny homes; ask the building department before buying.
Building a home in Chickasaw: the steps, in order
- Confirm the lot's zoning district and its lot, setback and height rules6.
- Check public street frontage: each principal use needs a lot on a public street with a right-of-way of at least 50 feet, with exceptions for narrower existing rights-of-way20.
- Ask about sewer and water availability17.
- Check flood status, since a development permit is required before work begins16.
- Apply to the City of Chickasaw Building Department for building and trade permits, and hire only business-licensed contractors3.
- Site-plan review by the building official and planning commission applies to projects of two or more dwelling units and some other projects21.
Alabama's licensing exemption lets an owner act as their own contractor on a one- or two-family home for their own occupancy10. We could not confirm a separate city owner-builder rule.
What stays with Mobile County, and what to check before you buy in Chickasaw

Watch-outs
