Chambers County, Alabama

Zoning, building permits and septic rules in Lanett, Alabama

Lanett, Alabama zoning is administered by the city itself, and the city's code requires building permits for the categories it lists12. Inside city limits, septic systems need a written city permit and also a local health department permit34. Chambers County's own subdivision rules cover unincorporated land, not Lanett lots5.

Does Lanett, Alabama have zoning, and what does it mean for homes and RVs?

Yes. The City of Lanett administers its own zoning ordinance for land inside city limits1. The regular districts are AG, R-1, R-2, R-3, MHD, B-1, B-2, B-3, M-1 and M-2, plus the FHZ flood hazard and PUD special districts6. Look up your lot's district before you plan anything, because the rules change by district.

In the R-1 single-family district, manufactured homes are prohibited8, a dwelling needs at least 1,300 square feet of floor area10, and impervious surface is capped at 25 percent12. Structures may reach 35 feet or 2.5 stories13. The R-2 duplex district allows single-family homes of 1,000 square feet or more11. Manufactured homes are allowed in the MHD district, on rented lots served by municipal water and sewer9.

We could not confirm Lanett's rules on living in an RV, camping on private land or tiny homes. Ask the Lanett building inspector before you buy14.

Do you need a building permit in Lanett, and who issues it?

Lanett's city code requires building permits for the categories listed in its Section 7-42. The city, not Chambers County, handles building permits and inspections inside city limits. Contact the City of Lanett's Code Enforcement / Building Inspection office at 334-644-5245 to schedule an inspection or ask what your project needs14.

We could not confirm which technical building code Lanett has adopted, the inspection schedule, or any owner-builder exemption from city permits; ask the building inspector. Alabama's owner-builder exemption covers only the state home-builder licensing law, and it does not by itself waive a city permit15.

How do septic permits work inside Lanett?

Where public sewer is not available, Lanett's code allows a private wastewater system but requires the owner to get a written permit from the city before construction starts3. The application uses a city form, and the city requires at least 2 percolation tests in the proposed drain-field area3. Permit and inspection fees are due when the application is filed16.

The state side still applies. Alabama requires a permit from the local health department for anyone not connected to a public sanitary sewer4. For Lanett addresses, that office is the Chambers County Health Department in Valley at 334-756-075817. Its Permit to Install must be issued before construction begins18.

If a public sewer line runs within 150 feet of your property, no new private system is permitted7. In that case the city requires connection at the owner's expense within 90 days after official notice7. Lots in R-1 without municipal sewer need at least 15,000 square feet plus whatever extra area the county health department requires for onsite sewage disposal19.

Building a home in Lanett: the steps, in order

  1. Find your lot's zoning district in the Lanett zoning ordinance and confirm that a home of your size and type is allowed there6.
  2. Ask the city whether public sewer is within 150 feet of the lot; if it is, plan to connect rather than install a septic system7.
  3. If no sewer is available, apply for the city's written septic permit with at least 2 percolation tests, and apply to the Chambers County Health Department for its Permit to Install318.
  4. Check whether the lot lies in a flood-hazard area; Lanett has specific elevation rules there20.
  5. Apply for the city building permit and schedule inspections with the building inspector14.
  6. Before anyone occupies the building, the health department issues an Approval for Use for an onsite system21.

What stays with Chambers County, and what to check before you buy in Lanett?

Chambers County's subdivision regulations apply outside city limits and do not replace Lanett's own rules; the county's own permit to develop is aimed at subdivisions in its jurisdiction5. For land outside the city, see the Chambers County page.

Flooding matters: Lanett requires development in Zone A to meet its flood-hazard requirements, including elevating the lowest floor at least 3 feet above the highest adjacent grade in approximate A-zones20. Septic is handled by the county health department, not the city alone17.

For costs, Chambers County's effective property tax rate is 0.4 percent, with a median bill of $496 a year2223. Those figures are countywide, not specific to Lanett.

Watch-outs

  • Lanett's permit and inspection fee amounts for septic systems are not stated in the code text we reviewed, so ask the city before you budget24.
  • We could not confirm Lanett's rules on RV occupancy, tiny homes, camping, short-term rentals or certificates of occupancy; call the building inspector at 334-644-524514.
  • Manufactured homes are prohibited in the R-1 district, so check your lot's district before buying with a manufactured home in mind8.
