Do you need a building permit in Ketchum, ID?

Ketchum requires a building permit for foundations, new construction and additions pursuant to its building-code chapter.1 Submit the city application through CommunityConnect, where the applicable checklist and required documents are listed for the permit you select.10 Ketchum development impact fees are due at building permit issuance unless the city agrees otherwise in writing.11

An Idaho owner doing construction on their own land may qualify for a contractor-registration exemption if the owner does the work and does not intend to sell within 12 months; that exemption does not remove applicable building or trade permit requirements.8

Who handles Ketchum building permits and inspections?

Use the Ketchum Building Department’s permit page and CommunityConnect for city building applications, plan-review responses, application tracking and inspection scheduling.10 If online submission is a problem, call 208-726-7801 for help from Planning and Building.10

On a Ketchum job site, the city-issued building permit must be visibly posted and the approved plans must be available.12 The contractor, agent or owner must be present for the inspection.12 Mechanical, electrical and plumbing inspections are handled by the State of Idaho.12 Ask the city building office to identify the required city inspections and occupancy approvals for your proposed work before setting a move-in date.

Does Ketchum have zoning, lot-size and setback rules?

Ketchum’s Land Development Code regulates creation of lots, and no lot may be created by subdivision or otherwise unless it complies with that code.7 In Ketchum’s LR (Limited Residential) District, maximum building coverage is 35%, subject to overlays, measurement rules, exceptions and other cross-referenced standards.6 That coverage limit is district-specific, rather than a citywide allowance for every parcel.6

Take the parcel address and a proposed site plan to Ketchum Planning and Building, which handles zoning inquiries, design review and floodplain development.2 Ask for the applicable district, overlays, setbacks and minimum lot size before treating a parcel’s advertised acreage as proof that your planned home will fit.

How do septic permits and water work inside Ketchum?

South Central Public Health District administers septic permitting in Blaine County, while Idaho’s public health districts administer the statewide onsite-wastewater rules.313 Installing, modifying, expanding or repairing an individual or subsurface sewage system generally requires a valid installation permit, with specified exceptions for certain repairs and approved temporary nondischarging systems.4

A septic permit may be denied when public or central wastewater treatment facilities are reasonably accessible; that rule is not a universal statewide sewer-connection requirement.14 Ask Ketchum Planning and Building about sewer connection obligations for the parcel, and send onsite-system questions to [email protected].215 If a private well is proposed, Idaho requires an IDWR drilling permit before drilling and a licensed well driller.9

Can you live in an RV or tiny home in Ketchum?

Ketchum prohibits occupying a vehicle on a city street, alley, way or other public area for use as a permanent or temporary residence.5 Camping or sleeping on city property or in city right-of-way is prohibited from 10:00 p.m. to 8:00 a.m., except when associated with and approved through a special-event license application.16 Those prohibitions concern public areas and do not establish whether residential RV use is allowed on private land.516

We could not confirm private-land RV occupancy, tiny-home occupancy or a citywide minimum dwelling size in Ketchum. Ask Ketchum Planning and Building for a parcel-specific answer before buying a trailer or designing a small dwelling.2

Building a home in Ketchum: what should you do first?

  1. Ask Ketchum Planning and Building to review the proposed use, zoning and any floodplain development issues.2
  2. Resolve wastewater feasibility with South Central Public Health District if proposing septic; Idaho allows denial when public wastewater facilities are reasonably accessible.1514
  3. Submit the city building application and required documents through CommunityConnect, and budget for development impact fees payable at issuance unless otherwise agreed in writing.1011
  4. Arrange city building inspections through CommunityConnect and coordinate mechanical, electrical and plumbing inspections with the State of Idaho.1012

For land outside Ketchum city limits, use the Blaine County guide: county building applications follow the county’s own review and online submission process.17

Watch-outs

  • Ketchum changed its building permit process in February 2026; use the current city permit page and CommunityConnect instructions.10
  • Public-area camping restrictions do not answer whether you can occupy an RV on private land in Ketchum; ask city Planning and Building.52
  • An accessible public wastewater system can affect eligibility for a septic permit in Ketchum.14
