• Flood & wetlands. FEMA flood zones and National Wetlands Inventory coverage on the actual acreage.
• Soils, slope & septic suitability. SSURGO ratings for the parcel itself — buildable ground and septic feasibility, not county averages.
• The rules, current. Building permit, zoning, and septic requirements re-verified against the county’s sources at report time.
• Assessor picture. Tax history, acreage vs. listing claims, and ownership pattern.
• Red flags & next steps. Mineral-severance risk signals and exactly which professional to pay next — or why to walk.

What this is not

A Parcel Check is desk research from public records and our county census. It is nota survey, a title search or title insurance, a percolation test, an environmental assessment, or legal advice — it’s the $79 step that tells you whether that four-figure diligence is worth starting.
